Thailand's New Long-Term Visa Opportunity Through Leasehold Condominiums

Thailand's New Long-Term Visa Opportunity Through Leasehold Condominiums

Under the updated Immigration Bureau criteria that took effect on 1 October 2025, foreigners may now qualify for a long-term investment visa through a qualifying leasehold condominium — not only through freehold property, as many buyers had long assumed.

Importantly, the published criteria require a registered lease of at least three years, not thirty. A 30-year registered leasehold condominium, such as the leasehold units at Wing Samui Condo, comfortably satisfies that minimum lease-length requirement. Eligibility still depends on the applicant meeting all Immigration Bureau requirements, not the lease term alone.

What Changed?

For years, many foreign buyers believed that only freehold property could provide a pathway toward long-term residency in Thailand. That has now changed. The updated regulations allow qualifying leasehold condominium investments to be used as part of an application for a long-term Non-Immigrant investment visa.

In general, applicants must satisfy requirements including:

  • A minimum property investment of THB 3 million
  • A registered lease of at least 3 years
  • The property must be a qualifying condominium
  • The lease must be registered with the Land Department
  • The investment must be maintained while holding the visa

Applicants must also satisfy all other Immigration Bureau requirements and provide the required supporting documentation.

Why This Matters

Thailand has long been one of Asia’s most desirable places to live. Excellent healthcare, world-class beaches, modern infrastructure, international airports, and a relatively affordable cost of living continue to attract retirees, digital entrepreneurs, remote workers, and long-term investors.

Previously, many buyers overlooked leasehold property because they assumed it offered fewer long-term benefits. The updated immigration criteria change that conversation. A qualifying leasehold condominium can now provide both a quality real estate investment and a potential pathway toward long-term residence, subject to Immigration approval.

Why Wing Samui Condo Stands Out

If you’re considering taking advantage of these new regulations, Wing Samui Condo offers leasehold units that align well with the published investment criteria.

Wing Samui Condo offers:

  • Registered leasehold condominium units
  • Investment values that can meet the required THB 3 million threshold (depending on the unit selected)
  • Completed, ready-to-move-in residences
  • Professional rental management
  • A prime Koh Samui location close to beaches, restaurants, and the airport

For buyers who have been considering a lifestyle investment in Thailand, this creates an attractive combination of property ownership, rental potential, and possible long-term residency benefits.

Leasehold Deserves a Second Look

Leasehold has often been misunderstood. Many buyers assume it is simply a lower-cost alternative to freehold. In reality, a properly structured, registered long-term lease can provide security, flexibility, and — now, under the updated immigration criteria — may also support eligibility for a long-term investment visa when all requirements are met. That makes leasehold considerably more compelling than it was just a few years ago.
