80% Financing on a Koh Samui Condo: 7 Questions Everyone Asks

Since we launched the Wing Samui Condo developer financing promotion, the same questions come up again and again. Here are the straight answers.

1. Do I need a Thai bank or a work permit?

No. You finance directly with the developer, so there is no bank application, no Thai work permit and no Thai payslips. Approval is instant.

2. How much do I need upfront?

As little as 20% on Plan 1, where the developer finances the other 80%. Plans 2 and 3 start at 30% down.

3. What is the interest rate?

• Plan 1: 20% down, 4% a year over 60 months
• Plan 2: 30% down, 3% a year over 60 months
• Plan 3: 30% down, 0% over 36 months

All rates are fixed and simple, charged only on the financed balance. Your monthly installment is set at signing and never changes.

On a THB 3,200,000 unit, that works out to about THB 51,200 a month on Plan 1, THB 42,933 on Plan 2 and THB 62,222 on Plan 3.

4. When do I get the keys?

Your unit is handed over within 20 calendar days of receiving your down payment.

5. When do the payments start?

Installments start on the 1st of the month following handover.

6. Can I pay it off early or resell?

Yes to both. You may pay ahead at any time, and early payments go straight to the unpaid principal. You may also resell during the plan: amounts already paid are settled between you and the new buyer, who then continues the monthly installments.

7. When is the title in my name?

Ownership is registered in your name once the full balance, interest and any other amounts due are settled. Until then you have the keys and full use of the unit, including the option to place it in the Wyndham Garden Samui Wing rental management program, with any rental income paid to you separately from your installments.
